Who You'll Be Dealing With

I grew up on the family farm at Milbrulong and moved into Wagga when I was 16, after my family sold it. My working life started well before real estate. At 21 I bought the Tarcutta Hotel and built it up over four years, then spent four years at the Riverina Australian Football Club, finishing as secretary manager. After that I took on the licence for the Tolland Hotel and ran it for a decade.

Real estate was the thing I actually wanted to do, so I studied at the University of Western Sydney Hawkesbury and completed a diploma in Real Estate, Stock and Station and Business. I started Town and Country Real Estate, later merged it with PRD Nationwide, then opened a RE/MAX office before selling in 2014.

Outside work I'm married to Kaylene, with six grown children and fifteen grandchildren.

What a Property Appraisal Actually Involves

  1. An appraisal is an agent's opinion of the price range a property is likely to achieve in the current market. It isn't a formal valuation, which is a separate report prepared by a certified practising valuer and is what banks and courts rely on. It's worth knowing the difference before you start.

  2. When I come out, I'll look through the property and note its condition, layout, land size and anything that sets it apart. I'll then compare it against recent local sales of similar homes and against what's currently on the market competing with it. You'll get a range with the reasoning behind it, not a single figure pulled out of the air.

07Local involvement

Involved in the Community, Not Just the Market

I'm a long-standing member of the South Wagga Wagga Rotary Club and a Paul Harris Fellow. Outside of Rotary, my volunteer work has centred on two causes. I served on the board of directors at Country Hope for more than 20 years, including a decade as chairman, and over that time helped raise tens of thousands of dollars for the organisation. I also raised funds for Kidney Health Australia through its Kidney Kids programme.

None of that makes me a better agent on its own. It does mean I'm not going anywhere. The people I deal with are usually people I'll run into again at the footy or the supermarket, and that tends to keep everyone honest.

Questions About Selling and Appraisals

What's the difference between a property appraisal and a valuation?
An appraisal is an agent's opinion of the price range a property is likely to achieve if it were sold in the current market. A valuation is a formal report prepared by a certified practising valuer, and it's what lenders, courts and government bodies rely on. Appraisals are generally free; valuations are a paid professional service.
How is a property's likely selling range worked out?
It comes down to recent comparable sales, current competing listings, and the specifics of the property itself: condition, layout, land size, position and any recent work. The market moves, so a range worked out today can shift over a few months.
Is it worth getting an appraisal if selling isn't on the cards yet?
Plenty of people get one while they're still thinking about it. Knowing roughly where a property sits can inform decisions about renovating, refinancing or simply timing a move. An appraisal doesn't commit anyone to listing.
What paperwork is needed before a property can go on the market in NSW?
In New South Wales a residential property can't be advertised for sale until a contract of sale has been prepared, and that contract has to include prescribed documents such as the title search, deposited plan and drainage diagram. A conveyancer or solicitor prepares it. The agency agreement is signed separately, before marketing begins.
Does presentation actually affect how a home sells?
Presentation influences how a property is perceived and how many people turn out to inspect it. Decluttering, minor repairs and tidy gardens are usually the highest-value work. Major renovations before a sale are a bigger gamble and worth talking through before spending anything.
